PURPOSE OF THE POLICY:
To regulate and clarify the responsibilities of members seeking to erect a deck and/or shed in the backyard.
The Co-op encourages members to improve the backyards and alterations will be permitted with prior approval. If a member wishes to erect a deck or shed in the backyard the following procedures must be followed:
- Member submits their request in writing to the board, outlining details of proposed plans and placement of deck or shed.
- Following board approval, a non-refundable deposit will be required to proceed with construction. The deposit amount will be calculated at $1.50 per square foot.
- Property Manager will respond in writing ensuring the following conditions are met:
SHEDS
a) The ridge of the shed roof must be lower than the fence and may not be visible from outside the fence area; Exemption for mobility unit #47 – ridge of roof must be kept 6’ or lower
b) Must be of neutral colours;
c) A final inspection of the shed will be completed by a member of the Maintenance Team or Handyman once the work is completed;
d) Must be maintained as required and will be inspected annually;
e) Must be removed when unit is vacated and the member must dispose of the materials in entirety, at their own expense;
a. A member may request permission from the Co-op to leave the shed in place provided the shed is deemed in good repair pending inspection.
f) The grass will be re-sodded, by the Co-op, in the area where the shed was placed;
g) A final inspection will be completed.
DECKS
a) Must not cover window well;
b) Must be freestanding and cannot be attached to the fence;
c) Grading must be repaired before the deck is built to ensure that any run off from the rain does not go into the basement of the unit;
d) Any deck higher than 2’ above grade requires:
a. A building permit and development permit from Strathcona County;
b. A minimum guard height of 36” (0.90 m)
e) Must be constructed on deck blocks for easy leveling and removal;
f) A final inspection of the deck will be completed by a member of the Maintenance Team or Handyman once the work is completed;
g) Must be maintained as required and will be inspected annually;
h) Must be removed when unit is vacated and the member must dispose of the materials in entirety, at their own expense;
a. A member may request permission from the Co-operative to leave the deck in place provided the deck is deemed in good repair pending inspection.
i) The grass will be re-sodded, by the Co-op, in the area where the deck was placed;
j) A final inspection will be completed;
k) Members will be grandfathered if there was an existing deck prior to moving in.
All work will be done in accordance with the By-laws and Policies of Brittany Lane Housing Co-operative and Strathcona County.
